Sealant is a building's first line of defense against water, and in South Florida's heat, UV and rain it doesn't last forever. Cracked, shrunken or debonded caulk is one of the most common causes of leaks in high-rise buildings.

Beeline removes failed sealant, prepares the joint properly, and installs new high-performance sealant at windows, curtain-wall perimeters, expansion joints, precast and panel seams, and penetrations.

What's included

  • Window and door perimeter sealant replacement
  • Expansion and control joint sealing
  • Precast, panel and stucco joint sealing
  • Backer rod and joint preparation
  • Penetration and transition sealing
  • Inspection and photo documentation of problem areas

Why it matters in South Florida

Re-caulking on time is far cheaper than repairing water-damaged drywall, flooring and framing. Many buildings plan full sealant replacement on a cycle and spot-repair in between. We can help you document the condition so you can budget for it.

Frequently asked questions

How do I know if my building needs re-caulking?

Look for sealant that is cracked, pulling away from either side of the joint, chalky, or missing. Interior water stains near windows are another common sign. We can inspect and document it for you.

Do you just caulk over the old sealant?

No. Caulking over failed sealant doesn't bond and fails quickly. We cut out the old material, clean and prepare the joint, install backer rod where needed, and then apply new sealant.
